Contracts

 

Hot will tender your project to a number of suitable builders.

Hot will set up a JCT contract between you and the selected builder, and administer the contract.

There is no need for you to do anything during the course of the works, (its not like 'grand designs' you do not need to act as project manager) hot will regularly inspect and will issue monthly certificates of the value, for your payment of the builder. A 5% retention will be made each month to be held against defects.

Hot will ensure the builder has all the information required and that the work is to the right specification and standard.

If you do need to change something Hot will organise this for you, within the contract.

If something does go wrong, the contract has clauses to help us deal with it and resolve the problem.

Unless the scope of work is changed during the course of the contract, the works should be completed for the price the builder tendered. This avoids uncontrolled escalating costs. (We would recommend that you do have a contingency budget to cover additional works that were not anticipated at the start of the contract).
